With so many real estate firms in the city, both large and small, how should a seller decide which one to list with? Wohlfarth and Associates is a boutique firm that offers the best of both worlds. The most important aspects of evaluating a broker are Exposure, Marketing, Pricing, and Service.

  • Exposure: Many sellers think that the large firms will provide greater exposure for their property, but often the opposite is true. Some large firms tend to try to keep listings in-house as much as possible, by giving incentives to their agents to share listings within the company, thereby reducing the likelihood of a co-broke with other firms. This does not work in the seller’s best interest. Wohlfarth is pro-active in advertising our listings to other brokers in order to maximize exposure and generate excitement about a property, resulting in competitive bidding and the highest possible selling price. As active members of the Real Estate Board of New York (REBNY) and the Manhattan Association of Realtors (MANAR) we share listings with all members of both organizations, and network with other members to market our listings, so that any agent from any company that has a potential buyer will be aware of the listing and bring their customers to see it. We also market through international channels to promote our properties to foreign buyers.
  • Marketing: Most firms do only standard marketing, advertising in the New York Times and StreetEasy and on their own websites, and waiting for buyers and agents to come to them. They spend the least possible amount of money to promote the listing. Wohlfarth goes far beyond standard marketing, with innovative methods such as video tours, staging (both actual and virtual), email blasts to thousands of agents in all New York real estate firms, high-quality professional photography and brochures, featured listings on public websites, targeted mailings, and much more. We also back up our claims with a written marketing plan as part of our listing agreement.
  • Pricing: In today’s market, with record low inventory and high demand, it may seem that you can ask anything you want and still receive offers, but buyers are knowledgeable and want to be sure they do not overpay. To achieve the highest price, it is imperative to price a property correctly based on comparable sales, and not just believe a broker who tells you what you want to hear. Otherwise your property will remain unsold as buyers compete for others that are priced to sell.
  • Service: Wohlfarth is dedicated to giving our clients the best possible service through the entire selling process. We believe strongly in communication and strive to keep our clients informed, providing regular reports of showings and feedback from buyers and their agents. We are proud of our negotiating skills and knowledge of the market. Our agents regularly attend classes and seminars, visit open houses, and research competing listings to keep up with market trends and pass our knowledge on to our clients. Our president and founder is also a Certified Public Accountant, providing unparalleled financial expertise to all the firm’s clients.

When you list your property with Wohlfarth, you are assured of receiving the highest level of knowledge, service and personal attention. We look forward to hearing from you.
